Our vacancy list can be located by selecting the Available Properties menu option. Choose Residential Listings and search our available listings by city, zip code, number of bedrooms or desired rent amount. Once you find a property of interest you can see the property description, terms, amenities, photos, videos, qualifications to rent and contact information for the property manager by using the More Details button
From the Residential Listings page search our available listings, then choose the Schedule A Showing button. Feel free to register to attend one of our agent showings and receive a reminder of the showing by text/email, courtesy notification of any changes being made to the scheduled showings and more. Agent showings are pre scheduled to provide you convenient options, private appointments are available to approved applicants. Showings last 15 minutes, so it is important to be on time. Self showing options are available for select properties which require advance registration and verification of identity. See the property listing for details.

We do not release information on the status of application activity and encourage you to apply for a property if you see it at www.HomeRiverSacramento.com. We will let you know within one business day of receipt that we have your application and if there are applications ahead of you . If an application(s) is ahead of yours, you will have to wait for your turn as long as the property is still available. You can cancel or switch your application to another property if you do not want to wait to see if yours will be processed on a particular property by emailing us at applications.sac@homeriver.com. If your application is not processed you will not be charged any fees and your credit will not be run.
Applications must be submitted for all prospective tenants 18 years and older and each applicant must pay the application fee. We cannot tell you if you qualify over the phone or in advance of processing your application. If you have concerns we recommend you include a letter of circumstance with your application to be considered in the pre-screening process. Applications take about two to three days to process once be begin processing, but can take longer if we cannot get the answers we need. Often, we have to wait for return phone calls from landlords and employers. We must verify your employment, rental history, and credit. We need the last two years of history from your landlord(s) or proof of ownership and this can be the most difficult part of your application to verify. We will call you if we are having trouble obtaining any information. If we cannot verify information we have to move on to the next application. Upon approval, you must at least pay the security deposit within one business day and begin paying rent within two weeks.
You can apply for Pre Approval in advance of locating a particular property to see if you qualify. In that case write Pre Approval on your application, pay the fee, and we will contact you to let you know if you qualify and what the maximum rent we will allow. Pre Approved applications do not receive a refund of application fees. The pre approved application will be held on file for 60 days. Once pre approved you can select a property, but you will have to wait in line in the event another application(s) is ahead of you.
We need ONE CONTACT per household. We cannot contact every roommate.
Put your special circumstances in writing with your application. It does no good to explain your situation to our property manager or receptionist since they do not process applications. Our contract with the owner makes it very difficult to rent to you if your credit is more that 20% negative in the last two years. Bad credit (more than 20% bad), bad rental references or no rental references could result in a rejected application. In some cases we can accept no rental references if you have good credit and a co-signer. Single family homes normally require both good credit and rental references or history of property ownership. If you have filed for bankruptcy, it must be at least 2 years ago and you must have reestablished at least 2 lines of new good credit for six months. Each property may be different depending on the rent amount and the owner’s requirements.
Pet Policy: Pets are subject to being declined based on insurance and owner restrictions. If pets are allowed the following dog breeds are normally not allowed on the premises at any time: Pit Bulls, Alaskan Malamutes, Rottweilers, Akitas, Chow Chows, American Staffordshire Terriers, Doberman Pinschers, Boxers, German Shepherds, Great Danes, Siberian Huskies, Wolf-hybrids, Perro de Presa Canarios and any dog that has any of the above breeds in their lineage. If a dog has a history of violent behavior, it is determined to be a dangerous dog no matter what its pedigree and it is then not allowed.
